The definition of Tenant Improvements or TI is:

Landlord-provided improvements included in the space such as wall finish carpeting and lighting. There are two general categories first "under ceiling" including walls taped and ready for paint HVAC system ready for specific distribution to offices ceiling grid in place with lights and tile on the floor ready for placement electric and plumbing stubbed off to the space and often window coverings. The second is "slab-to-slab" and does not include any of these. TI's are anything needed over and above the basic building shell.
